My office building has a huge garage that’s never very full. The landlord appears to have found a way to monetize some of those open spaces. A lot of the car dealers around here do high volume but don’t have a ton of land. Many of them have their own overflow lots but even with that you’ll often see random otherwise-unused parking lots full of some dealer’s inventory.

I used to work at a furniture store that would do the same. They had a large parking lot and would rent a couple hundred spots in the back corner to a Buick dealer down the street.
If I remember on the scale it didn’t make very much money - something like $3 per spot per month or something crazy low.

I’ve had similar in my work parking lots. It was actually pretty impressive to see them drive them in and out en masse

Our local Ashley furniture store has about 300 spots, but only ever has 10 customers. The rest of it is all Audi and Infiniti.
The Infiniti place is a mile away. Audi is 15 miles away. Odd choice.

The Toys R Us near me became a FCA dealer overflow lot immediately after the store closed.

I have no idea what the financials of this deal might be. The building is decently occupied, although I’m sure the landlord is less than thrilled about a couple empty suites on the ground floor. There’s hardly any undeveloped land around here but there are inevitably a few random parking lots attached to unoccupied-for-now retail buildings. Those are the most common places that get turned into dealer overflow lots, but this actually makes a ton of sense to me because even if the building landed a couple more big tenants, there are soooo many unused spaces in this garage.

My local BMW dealership (they also hold the franchise for Land Rover/Jaguar, Mini, Honda, Honda motorbikes and Volvo) had a capacity issue, so they moved the Mini de al ership closer, bought the truckstop land to the rear and built a three story overflow area that can hold about 350 cars.
The roof of the BMW dealership (C) has a lot of solar panels, while almost all of the roof on the workshop (A) is solar panels.

The BMW dealer by my house is a complex of several buildings between a main arterial road and railroad tracks. There was already a good sized parking structure attached to the back of the original showroom building, and when they built their newer, bigger showroom they made even more of a parking structure that connects the two of them.
They had a whole separate building down the street for service, which was a totally different car dealership that the BMW dealer eventually bought and turned into its service department, but they tore that all down and are building a huge new building in its place.
But, this is the exception around here. Most dealerships don’t have this amount of land available.

All land use around here has to be creative like that . T here’s basically no undeveloped land left so developers have to go dense with whatever parcel they can get their hands on to redevelop.

My dealership was originally a grocery store and big box store before we moved in, so we have a massive showroom that can fit something like 180 cars in it, and also on our property is an office building that we had gutted part of the first floor to use for overflow Corvette inventory to make sure none of them were kept outside.

The local Volvo dealer is doing the same at a Hilton down the road from me. So many XC90s, makes me wonder if they aren’t selling as expected.

In Duluth Mn there’s still a gas station full of diesel gate cars. I was hoping Google street view would give me a pic of it, but it’s still an active gas station there.
